Inspection, walk through and punch list

The first city inspection of the house was Monday.  We of course failed.  Our city is VERY strict with inspections and do a very complete inspection.  We were actually happy in that they were able to complete the full house with one inspection.  Many places get too many items on the list so they stop and won't continue until previous issues are resolved.  

Today we had our second inspection.  Very few items left on the list, only 2 major ones.  One is an engineer repair in the garage for a load bearing wall  that they would like reinforced and the other is they want the conduit for our electrical/water to go under the cables in the foundation so they have to rewire the electrical.  Both should be done very shortly and won't be major fixes.  We are approved to start insulation which will begin tomorrow. 

We hired a 3rd party inspector to walk through and give us a second pair of eyes on it.  He actually pointed out many GOOD things, that showed what a good job these guys were doing.  The wiring is very well done, the trusses and boards are all even and insulated very well, things like that.  He told us he was very impressed with how well our builder had done so far.

We will get our insulation inspection along with our final top out inspection (should be final, fingers crossed) on Tuesday next week.  Then they will start sheet rock.  Sheet rock will take two days to install and then 5 days to dry.  Then it has to be taped, then textured, then painted.

After the walls are finished, we get cabinets and fixtures, then they laser measure for granite.  Then they start on 'hard surfaces' which is our tile.    

We get our stone tomorrow and the exterior should start being stoned up very shortly.  They plan to get the exterior passed for stone before tuesday so they can get that started.  

Once they get the stone finished they put in the fence then bring the surveyor out to check grade and drainage so they can do dirt fill.  Then they install sprinklers and such.  Sod is very last.

They will call in the 'final inspection' a bit before it's truly ready because the city requires the final to get power turned on.  Then they can do final tests of appliances, ac units, switches, audio and the like. 

All in all, it's coming along very well.  Hopefully much more pictures to come!
